MOLD GROWTH
The key to understanding mold growth is to remember that in order to develop, mold needs moisture, food, and a place to grow. Bathrooms, within wall cavities, under carpets and musty basements are perfect mold environments.
HEALTH HAZARDS
Mold contamination represents a potential health hazard to everyone living in a home, especially infants and children, pregnant women, the elderly, and people suffering from allergies, asthma, other illness, or specific sensitivity to mold. Health affects of mold exposure are attributed to inhaling microscopic mold spores and to the toxins produced by mold.
RED FLAGS INDICATING THE NEED FOR TESTING
- Visible mold growth
- Musty odor anywhere in home (particularly basements)
- Persons with allergies or other illness
- Poorly maintained or dirty HVAC (filters, blower, ducts)
- Water infiltration, past or present
- Plumbing defects in kitchen, baths, or laundry area
- Construction defects
INSPECTION PRACTICES
Hinson & Jung's professional Home Inspectors :
- Identify all red flags with a pre mold sampling survey
- Suggest testing based upon the findings of the survey
- Explain fully the Certified Lab written report results
- Should professional mold remedation be necessary, will do clearance testing to ensure that unusual mold conditions no longer exist in the home.
UNDERSTANDING TEST RESULTS
All labs used by Hinson & Jung have the test results reviewed by a CIH (Certified Industrial Hygienist). A swab test will confirm the presence of mold and identify the fungal species. Indoor air samples will be compared to an outdoor sample to not only identify the species of mold but also the quantity of mold spores (degree of infestation). If the laboratory report show species of mold indoors that are not outdoors, this indictes that mold is growing in the structure.
